1. Purpose
These General Terms and Conditions (GTC) govern the booking and rental procedures for accommodation offered by Les Gîtes du Logis – SARL.
The rentals offered are seasonal furnished rentals for tourist use, excluding any use as a primary residence.
2. Booking
Bookings can be made:

online via the website
-
or via direct contact
It becomes final after:
-
validation of these GTC
-
payment of the deposit or the total amount
A confirmation email is sent to the client.
3. Price
Prices are expressed in euros and include:
-
accommodation rental
-
utilities (water, electricity, heating)
-
facilities (internet, television)
The following are not included:
-
tourist tax
-
optional extras (cleaning, linen, etc.)
4. Payment
Deposit
A deposit of 25% of the total amount is required at the time of booking.
Balance
The balance must be paid:
-
no later than 31 days before arrival
👉 If the booking is made less than 31 days before arrival:
full payment is required immediately.
5. Tourist tax
The tourist tax:
-
is set by the Royan Atlantique Agglomeration Community
-
applies to adults
-
is payable as an additional charge
6. Duration – Arrival – Departure
The rental is concluded for a fixed term.

Arrival: between 5:00 PM and 7:00 PM
-
Departure: before 10:00 AM
The accommodation must be returned:
-
clean (bins emptied)
-
tidy
-
dishes washed
7. Occupancy Capacity
The number of people cannot exceed the indicated capacity.
Any exceptional request must be validated by the owner and may result in a supplement.
8. Security Deposit
A security deposit is required upon arrival.
It covers:
-
damages
-
losses
-
failure to respect the premises
Procedures:
-
not cashed (check or bank pre-authorization)
-
returned within a maximum of 7 days after departure
-
less any costs for damages
9. Occupancy Conditions
The tenant agrees to:
-
use the accommodation in a peaceful manner
-
respect quiet hours between 10:00 PM and 8:00 AM
-
respect the premises and the neighborhood
-
not exceed the authorized capacity
Prohibitions:
-
sub-letting or transfer
-
professional use
-
animals (unless by prior agreement)
- Organized parties
10. Swimming Pool
Access to the swimming pool is reserved for tenants.
Users must:
-
comply with safety rules
-
avoid noise disturbances
-
not use dangerous objects (glass, etc.)
11. Inventory of Fixtures
An inventory is carried out upon arrival.
The tenant has 24 hours to report any discrepancy.
Failing this, the accommodation is considered to be in good order.
12. Insurance
The tenant must be covered by holiday civil liability insurance.
A certificate may be requested.
13. Cancellation
Cancellation by the client

More than 30 days before arrival: the deposit is non-refundable

Less than 30 days: the full amount of the stay is due
Early departure
No refunds will be issued.
14. Cancellation by the owner
In the event of an exceptional cancellation by the owner:

the client will receive a full refund
-
no additional compensation may be claimed
15. Force Majeure
In the event of an external event (disaster, inaccessibility, etc.):
-
the parties may cancel the booking
-
a postponement or refund may be offered
16. Liability
The owner cannot be held liable for:
-
thefts or losses
-
damage caused by the tenant
-
service interruptions beyond their control
17. Personal Data
The information collected is used solely for:
-
booking management
-
customer relations
In accordance with the GDPR, you have the right to access, rectify, and delete your data.
18. Disputes
These GTC are governed by French law.
In the event of a dispute, the competent court is that of Saintes (17).
